April 2022 Update: When Sky Habitat launched, it’s pricing at around $1,3xx to $1,4xx PSF was considered extremely high for a RCR (Rest of Central Region) location. Now however, it looks like a real bargain. Similar RCR projects are launching at upwards of $2,000 PSF. Even executive condominiums like North Gaia in Yishun just launched at an average of $1,300 PSF.

For RCR projects, the going rate is hovering at around the $2,000 PSF and above mark. Such as for Piccadilly Grand in Little India. The indicative average pricing for this May 2022 launch is about $2,2xx PSF. Similarly for the Reserve Residences, which is the integrated development at Jalan Anak Bukit in Upper Bukit Timah. Analysts are expecting the pricing to be around that too, or possibly slightly north of that.

But of course, both Piccadilly Grand and the Reserve Residences have the benefit of being integrated developments. They are part of mixed developments that come with their own mall, childcare centre, and direct sheltered linkages to MRT stations. In the case of Piccadilly Grand, it sits right at one exit of Farrer Park MRT station, while the Reserve Residences integrated development is directly connected underground to the concourse level of Beauty World MRT station.
