Park Colonial at the New Bishan

Sky Habitat is now almost fully sold, as at 18 August 2018. Only one 2 bedroom + study + terrace unit remains, except for a few penthouses priced upwards of SGD$4 million. So if you are looking for smaller units in a similarly well-located new condominium, with good upside potential, you might want to consider Park Colonial, the project that launched on the night of 5th July 2018 and managed to sell 310 units there and then.

Park Colonial is right beside Woodleigh MRT station. A couple of side gates from it open directly at the entrance to the station. And on the other side of the road, accessible via the underground link across the station, will arise the upcoming Woodleigh Mall that is slated to complete at around the same time. Woodleigh Mall is not going to be just a small neighbourhood shopping centre; it will be pretty sizeable, with reports putting it at half the size of Nex, the biggest mall in the north-east of Singapore.

Park Colonial is said to be in the next Bishan, because it is located at Bidadari, the promising new estate that has been likened to Bishan when it first saw the light of day over 25 years ago. Like Bishan, Bidadari is planned and built from scratch on empty land. And it is similarly within 10 to 15 minutes drive of the city centre, and on an MRT line that goes directly into the city as well.

Bishan has risen to become a favoured home-owners location since then, which was why Sky Habitat commands a premium price. For its time, it was priced at easily over 20% above its market. In the same way, Park Colonial elicits a lot of interest, due to its location. Its colonial themed design also plays a part, with its beautifully sculpted landscaping and boulevard of trees.

So much so, that after selling 310 units on the 5th July night, it continued to draw strong sales even with the cooling measures in place by then. It went on to sell over another 100 units within a month after that, even with the showflat closed half the time, as the developer CEL had decided to halt sales before re-launching the 2nd phase at a higher price.

Part of the success of Park Colonial’s sales can also be attributed to its surprisingly reasonable pricing vis-a-vis other new launches.
